Santa Fe Neighborhoods

Since Santa Fe luxury homes are my specialty, this overview concentrates primarily on areas in Santa Fe where luxury homes are located.

Within the city limits, the variety of homes is endlessly unique architecturally, culturally, and socially. It’s one of the many reasons Santa Fe is referred to as the “City Different”. Shopping for real estate in Santa Fe on a ‘price per square foot’ basis is not recommended, though, since there are innumerable variations in finishes, age and amenities within the same locale. For instance, one one historic eastside street alone, you’ll find small condominium compounds, a newly completed adobe home, old historic homes, bungalows, estates and beautiful quintessential, charming Santa Fe adobe homes. Very few ’subdivisions’ exist within the city limits of Santa Fe, so you’ll not want for variety when checking out homes in this area.

Historic Eastside - Santa Fe NM

The historic eastside of Santa Fe is one of the most sought-after areas, partially due to its charm, as well as being within walking distance to Santa Fe’s infamous downtown Plaza. A walk to dinner along East Alameda is a sensory delight–with the fragrance of jasmine, honeysuckle…the cook evening air, and the faint sound of the St. Francis Cathedral Basilica bells tolling, as well as live music from Santa Fe’s downtown plaza.

North/Northeast Quadrant - Santa Fe, NM

In the north/northeast quadrant, along the foothills of the Sangre de Cristo Mountains, many new developments have been created for buyers of luxury homes. Among them:

Casas de San Juan Subdivision - Santa Fe, NM

This subdivision is north of the Santa Fe Plaza about 5± miles, near the Santa Fe Opera.

Directions: From the plaza travel north on Washington Ave., left at Paseo de Peralta, right on Guadalupe, north on Hwy 285/85 to the Opera/Tesuque exit. At the stop go left under Hwy 285 and right on side road. (This is the same road that goes to the Santa Fe Opera.)

  • This is a gated subdivision with a guard 24/7 at the gate.
  • There are approx 30 +/- homes in this area, many of them condominiums.
  • The condos are around $80K-$1+mil.
  • Homes are 1+ mil on 1-3 acre lots.
  • All units have great Sangre de Cristo Mountain (ski basin) views.
  • From most of these homes, you can walk to the Opera.
  • These properties are between 5-20+ years.

4th Quarter 2008 Santa Fe City Overall Median Price Remains Steady at $350,000 While Sales Drop in Both the City and County

(Santa Fe, NM - January 14, 2009) The overall median price of a home in the City of Santa Fe held steady at $350,000 in the 4th Quarter of 2008 compared to similar 2007 home sales data. Sales in the City for the 4th Quarter 2008 decreased from 141 sold during the 4th Quarter in 2007 to 131 this Quarter - a 7% decrease. Condo sales in the City closed from 89 in the 4th Quarter of 2007 to 75 in the current 4th Quarter, but values also remained strong.

In the County of Santa Fe, price reductions occurred in all but one market area, resulting in a median price of $427,000 in the 4th Quarter of 2008 compared to $549,125 in the 4th Quarter of 2007. County home sales also remained sluggish in the most recent 4th Quarter at 106 compared to 132 in the 4th Quarter of 2007.

“Home values are remaining steady compared to last year during the same period for City homes and condos with sales off only modestly,” stated Lois Sury, 2009 President-Elect of the Santa Fe Association of REALTORS®, “However, the County is still experiencing slower sales and more price adjustments during this same period. The current national economic slowdown may be depressing sales in certain markets,” she added.

“Overall inventories are dropping as buyers are snapping up bargains as well as some buyers deciding to take homes off the market due to the economic uncertainty. Yet, inventories remain higher at the end of 2008 than reported at the end of 2007,” shared Ms. Sury.

“One of the first keys to truly resolving the housing crisis - eliminating the repayment provision for the first time home buyer tax credit - is now in the hands of Congress,” she added. The National Association of REALTORS® is urging Congress to amend the current first time buyer tax credit by eliminating the repayment requirement to provide a more beneficial stimulus. In addition, the credit should be available for all purchases of a principal residence and not restricted solely to first-time homebuyers. It should also be extended through December 31, 2009.

Trains from Albuquerque to Santa Fe began running during the Christmas holidays and they were packed! Need additional inspiration for a return trip to Santa Fe? Although it may be tempting to review your notes about all of the things you’re looking forward to experiencing while you’re in Santa Fe, as well as the home you plan to purchase, remember—-it’s a new year–you said you were going to relax—this is a chance to absorb a huge part of what we love about New Mexico—the outdoors. Look out the window and enjoy the ride. Aaahhh…

Of significant importance is how to get from the Albuquerque airport to your Santa Fe hotel of choice. Although I’ve yet to try it, there are shuttles available from many locations, making it easy to settle in once you’re here.

3rd QUARTER 2008 SANTA FE OVERALL MEDIAN PRICE INCREASES IN CITY WITH SALES STEADY AS SALES REMAIN SLUGGISH IN COUNTY

“There is a good news message in the 3rd Quarter housing statistics in that City sales have picked up and are now on track with 2007 sales for the same Quarter. Also, the median price has increased, clearly showing that many homes in Santa Fe are maintaining their value in this market, ” stated Baro Shalizi, 2008 President of the Santa Fe Association of REALTORS®. “At the same time, the County is showing some modest price reductions with properties generally holding value but fewer sales this Quarter, ” he added.

The overall median price of a home in the city of Santa Fe increased by 16% in the 3rd Quarter of 2008 compared to similar 2007 home sales data. On a bright note, sales in the City for the 3rd Quarter 2008 are on par with sales from the 3rd Quarter in 2007. While condo sales in the city and County combined remained at nearly the same level in the 3rd Quarter 2008 to the 3rd Quarter of 2007, prices were down by approximately 15%.

In the County of Santa Fe, price reductions occurred in all but one market area, resulting in a median price of $425,000 in the 3rd Quarter of 2008 compared to $450,000 in the 3rd Quarter of 2007.

Sierra del Norte is located about 4 miles northeast of the Santa Fe Plaza off Hyde Park Road (the road to the Santa Fe Skin Basin).

Directions: From the plaza, go north on Washington Ave, right on Artist Rd/Hyde Park Rd. The entrance, not gated, is west off of Hyde Park Rd. There are other routes to this area (from Gonzales Rd off Hyde Park Rd, and also east from Bishop’s Lodge Road at Valley Drive).

This is a gradual, sloping mountainous subdivision with heavy pinon tree coverage. The lots are flat to semi-steep with about 200 homes, single and multi-story. Prices range from $1mil to $3mil+, 1-5 years old. Lot sizes range from 1+ acres, with paved roads. City water, sewer and cable/high speed.
